Why Inspections Are Essential
The Sunshine Coast is known for its beautiful weather and relaxed lifestyle, but our subtropical climate can be tough on buildings. From termite risk to water damage caused by summer storms, even the most charming beachside home can hide issues beneath the surface.
A building and pest inspection gives you a clear understanding of what you’re buying ...not just what it looks like on the surface.
What’s Included in a Sunshine Coast Property Inspection
When you book a professional inspection, a licensed expert will assess the structural condition of the property. This includes:
Roof structure and tiling
Foundations and footings
Internal and external walls
Stormwater drainage and gutters
Windows, doors, and moisture-prone areas
In addition to structural components, the inspector will check for termite activity ... a genuine concern in Queensland due to the warm, humid climate. Even newer homes can be at risk if termite barriers have not been maintained.
They’ll also investigate signs of water damage around ceilings, kitchens, bathrooms, under sinks, and external walls. Poor waterproofing, blocked drainage, and runoff from summer storms can all contribute to long-term issues, particularly in properties near the coastline or built on sloping blocks.

If you're purchasing a unit or townhouse, it's wise to go one step further and arrange a strata inspection report. This reveals the financial health of the building, any ongoing maintenance issues, and what’s coming up in the capital works schedule.
Even if the apartment itself is in great condition, major works in the building (like a lift replacement or waterproofing repairs) can result in significant costs passed on to owners. Better to know up front.
